Summary
Perched on a stunning site with sweeping views of the ocean, this 3,750-square-foot PHI certified EnerPHit represents a transformative renovation driven by the client’s desire to create a most sustainable, high-performance home that embraces both the beauty of its surroundings and the needs of a multigenerational family.
The original structure, though blessed with ocean views from nearly every room, was dark, outdated, and in need of significant upgrades. Rather than demolish and rebuild, the project preserved the existing layout and foundation—a strategic choice that significantly reduced the home’s embodied carbon.
Included in the renovation was the existing semi-attached garage, providing space for the extended family and a caregiver suite. A new garage was added as a separate building, creating a sunny courtyard in front.
A band of clerestory windows captures the southern sun, allowing it to filter deep into the heart of the home, balancing the energy deficit of the northern exposure.
The design minimized the disruption to the surrounding forest, while a muted palette of Shou Sugi Ban cladding and dark grey accents allows the home to blend into the coastal landscape.
The home prioritizes self-sufficiency through a 24.48 kW solar array, combined with a 55.3 kWh battery backup, and rainwater harvesting for toilet flushing and laundry.
This project exemplifies how thoughtful design and passive strategies can turn a dated home into a resilient, low-impact retreat—offering comfort, beauty, and sustainability for generations to come.
