Throup Road Mixed Use

Summary

This 71-unit townhouse and mixed-use building complex, located within the District of Sooke, aims to add much-needed housing stock to the area while increasing the diversity of building types with townhouses and condominium units. The development creates a natural buffer between the residential development and the park to the east while animating the streetscapes to the north and west and supporting Sooke’s master plan for a multi-use path. The mixed-use commercial/residential building proposed at the corner of Throup and Charters creates a small-scale, street-oriented, commercial frontage. Instead of in-filling the steeply sloped south and eastern area, the site design attempts to preserve this natural topography and vegetation, offering the remaining natural area to the residents and larger community as a trail and park amenity.
